I think you’ve answered your own question. You just can’t muster it up organically, so for you, the magic is gone. It’s over, and he’s learned a costly lesson, but as they say, eff around and find out.
So you want to start a new path in your life (real estate investment) and are looking at options. You’re young, the future is vast in scope and opportunity, and you likely aren’t considering limiting factors as much as you’re trying to think big. All good ideas. But this is a path you’re embarking upon alone. And your girlfriend can tell.
You can’t unilaterally decide where she’s going to live, so either you pick somewhere she likes and she moves in, you pick somewhere on your own and you live! apart, or you pick somewhere on your own and rent it out and live! with her somewhere she likes too.
Or you break up.
There is a casualness with which you seem to regard your gf and your relationship. Almost a disdain. I’d say it probably best for you to let her find someone who is excited at the idea of making a home with her, and not looking for the upper hand in an argument over home investements
