Quite clearly this was all premeditated – the flirting online before the party makes it clear. He went to the party expecting some physical activity and got it. Since the party she has continued to talk to him (it will be more than just a few likes on posts) and she is almost certainly planning on visiting him when she is in his state. I would even question whether or not her family are really going (can you ask them yourself to confirm?).
I would work on the assumption that whatever you are seeing is just the tip of the iceberg.

He said no because he wanted to purchase the house so they could have a place that was theirs and not dependant on a landlord that could evict them whenever, plus it would be theirs from the start and not hers then theirs.
Don’t know if you’ve ever moved into someone’s place regardless of time spent in the relationship, but it’s usually a learning curve because they see and treat the space as solely theirs when it now belongs to both of you. I don’t think that’s an unrealistic ask tbf.
