Please tell him that you're not pregnant ASAP. As he is clearly pumped, he deserves to know the truth, which is unfortunate to him but fortunate to you.
You also have to talk about what you both want for your lives. You clearly don't want children, and it seems like he wants children. It could also be possible that his view changed the second you told him that you're pregnant. Maybe he's just trying to do the best. We don't know every detail. If you have different views, you should consider going separate ways so you don't get hurt badly sooner or later. But that is up to you guys.

How do you think I could approach a conversation about all of that with her?
My guy took me along when he was just buying a suit to wear to a wedding. He just valued my opinion. When I told him he could wear the suit when we got married, he did just that a year later. She’s picturing a future with you. After 2 years, why wouldn’t she? Most couples would at least want to make sure that their partner was comfortable in their new space. I mean does she cook for you? If so, some kitchens are more inviting than others and so on. If you have no intentions of marrying her, let her know now. If this is an investment and you’re picturing getting a different home with her later, then tell her that. Yes, it’s your money, but your lives are intertwined as a couple. My first husband died, I bought my new home and paid cash, but I made sure that I got a 3 car garage for my current partner because he likes to work on classic cars. We will never marry, but I absolutely do want him in my life and to be comfortable doing so.
Sure, if you are a woman who has a female roommate who has a propensity to bring back random men from the bar, that presents a safety risk to you. If she’s meeting them at a bar, she’s most likely been drinking and her ability to judge people is diminished. Combine that with the fact she has only known them, at most, for a couple hours, means she really has no idea what kind of guys she’s bringing into your home.
If you do this a lot, you’re playing the odds that some guys are going to be dangerous.
