Here’s the thing- 99.9% of all cheaters are not going to confess to cheating unless they get caught, so of course she’s denying it & trying to make you feel like you are crazy.
She IS having an emotional affair. It is very clear that she prioritizes her “friendship” with this man, over the relationship she is supposed to have with you, her own husband.
It does not matter that she talks to him around you. It does not matter that she invites you to hang out with them two. It does not matter that she invites you to look into her phone.
All that matters, is that you are her husband & you are at the very least uncomfortable. She has lost her emphasis on your marriage, and refuses to see things from your point of view.
It’s time to go. Be free. Gather up all the evidence in silence and then go. It’s easier said than done, but you will hate every second of your life until you finally break away.
There's always the chance he puts on his big boy pants and makes an effort to move out sooner if you tell him now. He could throw a hissy fit over the next 4 months too. It's a high risk, high reward play.
That said, I think it's the kinder move too – it gives him more time to get his shit together before the lease ends so he can figure out his own housing solution knowing that he has a defined end date.

Yea, the 2 week improvement has been established as a trend in other areas like keeping the house clean, and contributing to household upkeep outside of the few things that are understood as the most basic cleaning requirements. Things don't happen unless I ask they be done, every single time. Then they're done at a subpar level so I redo things or come in and finish the job after him… Like a mom.
